Located within 5 square miles in Scottsdale, just west of the 101 freeway, from Shea Boulevard south to Indian Bend Road, McCormick Ranch is a community of approximately 27,000 residents which incorporated in 1972. McCormick Ranch features a variety of homes, from majestic lakefront homes, to luxury townhomes, patio homes as well as condos on the golf courses, all contained within approximately 50 different subdivisions.
North McCormick Ranch, located between Shea Boulevard to the north and Mountain View Road to the south, contains a few of these subdivisions. Paradise Park Trails is one of the largest of these subdivisions, with over 275 single story homes (with a range of 1700-5800 square feet) built primarily in the 1970s but with some homes constructed as recently as 2004. This subdivision contains homes from multiple builders, including Cavalier, Camelot (Hancock), Tarantini, Gateway and Golden Heritage. Depending on floor plans, these homes range from the low $400,000s to $700,000.
Another neighborhood within North McCormick Ranch is Tierra Del Norte. This small neighborhood features 21 homes developed from 1979-1993 by Hancock/Camelot Homes. Nearby Paradise Park Manor features some of the largest homes within McCormick Ranch. Built in two phases by the Von Dix Construction Company, for the most part these homes showcase Spanish architecture. The first phase features 64 homes, averaging 3335 square feet in size, and were built between 1982-1984. The second phase resulted in 99 homes, averaging 3,418 square feet in size and were built between 1980-1984.
Other neighborhoods within North McCormick Ranch are Colonia Encantada, Arabian Gardens/Tierra Sante, Casabella and Sun Canyon. The McCormick Ranch Home Owners Association Annual Planned Area Development Fee is considered to be affordable (under $200/annually as of 2015) and takes care of landscaping, as well as the clubhouse, pool and tennis amenities. Some subdivisions may have an additional HOA fee.
Things To Do: There are 2 championship 18-hole golf courses within the larger McCormick Ranch community, as well as several other courses nearby McCormick Ranch. The trademark of McCormick Ranch is its 25 miles of green-lined walking paths. The McCormick-Stillman Railroad Park is truly a jewel in this community, with its 30 acres of green spaces, two large playgrounds, antique carousel and two railroads. The trains in the park are replicas of Colorado’s Century Narrow Gauge Railway equipment and are part of a 5/12 reproduction Paradise and Pacific Railroad, originally assembled on the Stillman Ranch property before being offered to the city in 1971.
Nearby shopping centers include Scottsdale Fiesta Shopping Center, Lincoln Shopping Center and Scottsdale Pavilions. Finally, McCormick Ranch is located just 20 minutes from Sky Harbor Airport and is less than a 30-minute drive from downtown Phoenix.
Schools: The Scottsdale School District serves family-friendly McCormick Ranch, including Cochise and Kiva Elementary Schools, Mohave and Cocopah Middle Schools, as well as Chaparral and Saguaro High Schools.
